How Does Statewide Rent Control Impact California Property Owners?

Last week, the California Senate approved Assembly Bill 1482, which would cap annual rent increases at 5%, plus inflation. The cap would not apply to rental housing built within the last 15 years, single-family homes not owned by corporations or trusts, and duplexes/small residential properties in which the owner occupies one of the units.

AB 1482 would apply to all municipalities in California unless a municipality has or implements their own rent-control laws that are more stringent. The law is slated to go into effect on January 1, 2020 through 2030, if approved by Governor Gavin Newsom.
