If you are a resident renting a property in Sacramento, and you’re trying to prepare for potential emergencies, there are a few critical steps you can take. When you’re in the middle of an emergency, you can feel emotional and panicked. That’s natural. But with proper planning, you can make sure that the negative impact of an emergency is lower than what it would be without having a plan in place.

Today, we’re sharing some of the things you should think about as you put together your emergency plan.

Check Your Renters Insurance Policy

Making a plan ahead of time starts with protecting yourself. You want to have your ducks in order. A great starting point is to make sure you have renters insurance. Check your policy and get in tune with what it covers. Is there earthquake coverage, for example? How much personal property do you have, and is there enough coverage to protect it?

It’s not fun to think about all the possible things that can go wrong. But, if you prepare for the worst, you’ll have less to worry about when an emergency does occur.

Know Your Property and Document Everything

Make sure you know where all of your exits are. If you’re living in a multi-family building or an apartment, know your emergency route if there’s a fire or an earthquake or a flood. The last thing you want to do is try and figure out how to get out of a place when the emergency is in full effect.

Think about the documentation you need as well. Insurance policies, birth certificates, passports, and all of your critical information should be in a fireproof and waterproof safe in the house. They should also be scanned and kept online in the cloud. If you cannot get to your property, you want to make sure you can get to your pertinent information.

If there’s a broken pipe that’s causing a flood in the property, you’ll need to know where the main shut off valve is because that will kill the water throughout the property. If you have a natural gas line, you should know where to find the source as well.

We have seen homes flood from a broken valve at the wall at the base of a toilet. It seems like there’s not a lot of water coming out of there, but if you leave it alone for a day, it can flood whole house. These are the types of things you should ask your landlord or property manager about before you move in. You’ll want to be able to find them in an emergency. Know where your breakers are as well so you can manage the power to your property if necessary.

Understand the pecking order of an emergency, too. Sometimes it makes sense to call the landlord and put in a service request if it’s not an emergency but a simple repair that needs to be made. But, if there’s an active fire in the home, don’t bother calling the landlord. Call the fire department first and then get in touch with your landlord. Know your process ahead of time.
