Your new home is right around the corner
It looks like you found a home you are interested in, that is great news!
To submit a rental application:
- Visit our rental site and find the property you are applying for.
- Click on the Apply Now button on a property to start the application process.
- Invite other lease signers or guarantors to apply with you by entering their email addresses.
- Fill out the online application and submit your ID and two most recent paystubs.
- Pay $49 application fee per person. All persons residing in the home that are over the age of 18 will need to submit an application.
- You must submit proof of income and a Government issued identification (typically a Passport or Drivers License).
Key facts about applying:
Your total household income needs to equal at least two and a half times (2.5X) the monthly rent of the unit to which you’re applying. If you are signing with a guarantor, the combined income needs to equal at least five times (5X) the monthly rent.
You will need to submit your most recent two paystubs. If you are self-employed, a W2 is required as part of your income verification.
If you have been employed for less than 30 days, you will need to provide a signed job offer letter.
The number of people allowed to reside in each unit is equal to twice the number of bedrooms, plus one. (e.g. If you’re applying to a two-bedroom apartment, (2 beds * 2) + 1 = 5 total residents allowed.)
Applications are processed on a first-come/first-serve basis and are reviewed in the order they are received. Once your application is submitted and Mynd verifies that you have provided all required documentation, Mynd will run a background check and a decision will be communicated to you.
If you are approved, paying the security deposit online will reserve the home and take it off the market.
PLEASE NOTE: Your home is not secured until Mynd has received the security deposit. Mynd processes multiple applications at a time, so if another approved applicant pays the security deposit before you do, you will not have rights to the home. The first approved applicant to pay their security deposit secures the unit.
If you want to ensure you secure your home, please pay your deposit quickly. We will do our best to inform you if there are other approved applications for the same home, but we can not guarantee the home is secured until the deposit is paid.
The amount of your security deposit will typically equal one month’s rent, but this may vary on a property-by-property and application-by-application basis. Security deposit amounts may vary based on applicant(s) income and final credit approval.
Pet restrictions vary per property including no pets allowed at some locations. Only domestic pets are permitted. Please indicate the type of pet you have on your rental application. A monthly pet rent of $50 and pet deposit of $500 will be required, fees may vary per property.
The following breeds are restricted: Akitas, Alaskan Malamutes, American Bull Dogs, American Staffordshire Terriers, Argentine Dogos, Bullmastiffs, Doberman Pinschers, Fila Brasileiros, German Shepherds, Pit Bulls, Presa Canarios, Rottweiler, Staffordshire Bull Terriers, Tosa Inus, Wolf Hybrids, All of mixes of these aforementioned breeds.
