    Operating Budget: You can see how your property manager does their bookkeeping, estimate how much money to invest, judge if tax deductions are being maximized, and study cash in and outflows, so you know how your investment dollars work. 

    Fee Breakdown: If your lease agreement stipulates that fees will be applied for late rent payments and lease violations, then it’s a red flag if your property management company gets a percentage of those fees. That rewards them for mismanaging your investment. It also creates a conflict of interest because collecting a percentage of the investment creates a motivation for your company not to remedy the problems because the persistence of those problems means additional profit.
