I was so impressed with my customer service rep, Mark D. I was at a house, it was dark, and I couldn’t open the lock box. I called the number provided for “problems." Mark D. Answered right away. He was extremely polite, kind, and helpful. I got in within minutes. Mark stayed on the phone with me for a while. I was a little nervous being in the house with it so dark outside. He answered questions and was just very pleasant! Thank you Mark!

Definitely! It takes a lot to be a property manager: the right temperament, time, energy, a professional network, and experience. • What is a property manager's most important duty?

A residential property managers’ number one responsibility is guarding the property owner’s investment. Expertise and level-headedness are crucial to good property management. You need to know how to talk with people, negotiate prices, and anticipate challenges. You also need to maintain a professional, respectful, and amiable demeanor no matter what's going on. Property managers see it all, from tenants excited to find a new home to residents in challenging circumstances facing eviction. Through it all, property managers need to know what to do and how to do it calmly.

Arizona law does not require landlord rental licenses. However, the investment property has to be registered with the assessor in the county where the real estate is located.

    • How would they deal with a resident who is regularly late with rent?

    • What would they do if they got a call at 3 a.m. that a pipe had burst?
