I haven't been with Mynd for very long, but they have seemed to impress me thus far. We had an issue with our heat not working. I contacted Mynd through their app, and had a quick response from one of their representatives. That representative was Napoleon Fernández. He was fantastic! He got someone to come out as quickly as possible. That someone was Stephen from Comfort Services. Stephen fixed our heat and made sure everything was working properly before leaving. During all this, Napoleon stayed in contact making sure that the problem was being solved. I can't thank these two enough for their hard work to ensure that we were taken care of.

Willie P. Has been such an integral part of our settling into our new home. Upon moving in there were a couple issues that needed to be fixed and Willie had them serviced right away with a quick turnaround time and zero friction. He’s been incredibly communicative and patient and helpful during the process and without him none of these maintenance issues would’ve been addressed as quickly. He had everything fixed in a timely manner and responded to any and every questions we had along the way. He’s been our primary source of truth and he deserves five stars for all the work and time he’s put into helping us settle into our new home. Thanks Willie!

Michael was very helpful in arranging for me to view several properties on the same day to minimize my searching time. He asked questions to confirm that I had the necessary information available to make the proper decision on selecting a rental property. Booking an in-person tour was simple!

FAQS

  • How does Mynd Property Management find quality residents?

We receive an influx of applications from prospective residents. We conduct strict resident screenings to check for proof of income, validate identity, and credit check. Subject to applicable law, a background check that includes criminal history may be conducted. A criminal conviction may result in an applicant’s denial if permitted by applicable law. For the benefit of the property owner and the applicant, Mynd Property Management ensures that any potential resident has the ability to meet their rental obligations, including on-time rental payments and respecting the stipulations of the lease agreement. We follow these guidelines to reduce vacancy, early terminations, evictions, late rent payments, and property damage.

Mynd abides by the National Fair Housing Act and Fair Credit Act for all applicants and properties.

  • Why choose Mynd in Seattle?

At Mynd, we’re confident that we’re the highest quality Seattle property management service. Don’t take us at our word, though. Let us prove it to you!

    • Ask us for references.

    • Request our internal customer satisfaction scores.

    • Read reviews online from multiple sources.

    • Have in-depth conversations with our property managers.

Ask to take a peek at a sample operating budget and a line-by-line explanation of all the fees and services. You want to know all the details of what you’re paying for and not agree to any services you don’t want or fees that lead to a conflict of interest. There are two reasons for why.

Operating Budget: You can see how your property manager does their bookkeeping, estimate how much money to invest, judge if tax deductions are being maximized, and study cash in and outflows, so you know how your investment dollars work.

Fee Breakdown: If your lease agreement stipulates that fees will be applied for late rent payments and lease violations, then it’s a red flag if your property management company gets a percentage of those fees. That rewards them for mismanaging your investment. It also creates a conflict of interest because collecting a percentage of the investment creates a motivation for your company not to remedy the problems because the persistence of those problems means additional profit.

  • How does Mynd Property Management get my property leased?

Mynd handles everything to get a rental property leased quickly. We take pride in these steps to find great residents and reduce vacancy.

    • Professional marketing: We do all the marketing for you, including professional photography, listing your property on 40+ sites, and virtual tours.

    • Intelligent market pricing: Our intelligent pricing engine powered by in-house data from 14K+ active units under management helps provides detailed metrics on current market rental rates, to get you the best possible outcome with great quality residents.

    • Quick application process: Residents can apply in only a few clicks and we screen their credit history, identification, and income. Subject to applicable law, a background check that includes criminal history may be conducted.

  • What makes a good property manager?

A good property manager is someone with expertise, level-headedness, and equal respect for both the renter and the owner.

Expertise: Property managers require a lot of knowledge: handling repairs, putting together lease agreements, bookkeeping, scaling investment portfolios, writing rental listings, etc.

Level-headedness: Confidence is necessary for property managers to inspire trust, and humility is needed to recognize limitations and correct missteps. No one is perfect, including property managers. Knowing that makes you a better property manager; denying that tends

Respect: The wants and needs of tenants and investors are not at odds. Both require responsive communication and a friendly yet professional demeanor. Many of the property manager’s responsibilities can only rightfully be handled by a delicate yet firm grip, Early terminations, evictions, problematic tenants, challenging contractors, etc. All of these proceedings, be they legal or otherwise, demand composure to reduce landlord liability and property damage.

  • Can a Sacramento property manager evict tenants?

Evictions and early lease termination can be handled by property managers. Eviction can take a long time, be expensive, and culminate with damage to your property.

So, you want a qualified property manager who will make evictions less likely and, if they occur, manage them in a manner that reduces harm to your investment and reduces liability.

  • What should I look for when hiring a property management company in Seattle?

Give your potential property manager a pop quiz.

    • How would they encourage lease resigning?

    • How would they maintain tenant safety?

    • What would they do if a tenant was regularly paying rent late?

    • What would they do if there were bed bugs?

    • What would they do if they got a call early in the morning that the basement was flooding?

Also, ask about the property management company’s internal data.

    • Ability to leverage economies of scale

    • Investment cash-on-cash return

    • Knowledge of the metro Tampa area

    • Payment delinquency rate

    • Size of the professional network

    • Tenant retention rate

  • Do I need a license to rent out my property in Seattle?

If you're a limited liability corporation (LLC) or run a vacation/short-term rental, then you need a license.

  • What is a property manager's first responsibility to the owner?

Residential property managers' first responsibility to the property owner is protecting their investment. Everything a property manager does stems from this singular commitment to the owner, from finding and retaining renters and preventing investment property damage to following all the laws and maximizing tax deductions.

  • Can a property manager terminate a lease?

Property managers can terminate lease agreements early and evict tenants as well.

Eviction can take a while, be pricey, and end with property damage, so you want a property manager who will reduce the chances of an eviction and manage evictions in a way that reduces potential harm to your investment and reduces your risk exposure.

Overall, you also want to minimize vacancies, which evictions and early lease terminations will cause.

  • What are the tasks of a property manager?

Mynd’s property managers offer many services that an individual investor would have to work hard to match. An inability to provide these services is a reason why owners fail when they invest in Seattle.

    • Repairs, inspections, and maintenance

Mynd knows that positive cash flow is as important a part of real estate investment success as quickly making repairs, getting lease renewals, and decreasing property damage.
